این پژوهش به بررسی تاثیر آلودگی هوا بر قیمت مسکن در کلان‎شهر تهران طی سال‌های ۱۳۹۲ تا ۱۳۹۷ می‌پردازد. با ترکیبی از داده‌های خرد معاملات مسکن وزارت راه و شهرسازی و شاخص‌های آلودگی سامانه پایش کیفی هوای کشور، برای بیش از ۵۰ هزار منزل مسکونی که دستکم دو بار در بازه مورد بررسی معامله شده‌اند، یک شاخص آلودگی متغیر در زمان برای هر منزل مسکونی بر اساس میانگین وزنی ایستگاه‌های نزدیک ساخته شد. با استفاده از این پایگاه داده، اثر شاخص‌های مختلف آلودگی بر قیمت مسکن در یک مدل پانل تخمین زده شد. یافته‌های پژوهش نشان می‌دهند که آلودگی ذرات معلق در هوا که با PM2.5 مشخص می‌شود، اثر منفی بر قیمت مسکن در کلان‎شهر تهران داشته است، به طوری که یک انحراف معیار افزایش شاخص PM2.5 به کاهش 1/3 درصدی قیمت مسکن منجر می‌شود. همچنین، اثر آلاینده‌های NO2 و CO بر قیمت مسکن ناچیز و بی‌معناست، که به نظر می‌رسد این نتیجه ناشی از مشاهده نا‌پذیری بصری، نداشتن اثر آنی بر سلامت، و کم‌تر تعیین کننده بودن این دو آلاینده در شاخص کل است.
